A Market Slowly Recovering

In Marseille, the 6th and 8th districts are the most sought-after, maintaining their high prices. However, in other areas like the 15th district, interesting opportunities can be found at more affordable prices.

In Aix-en-Provence, demand is particularly strong, especially for small apartments in the city center or near the university campus. On the other hand, large houses with gardens on the outskirts sell more slowly, which could represent great opportunities for those looking for a quieter living environment.

Finally, if you are looking for a house or apartment close to main roads and amenities, Vitrolles, Gardanne, and Bouc-Bel-Air are options to consider. Prices there are reasonable but could quickly rise if demand continues to grow.

Buy Now or Wait ?


Many consider waiting until summer to buy, thinking prices might continue to fall. However, this strategy can be risky. It is very likely that demand will increase by then, which could push prices up sharply in the most sought-after areas. Moreover, even if mortgage rates were to drop further, the savings on interest could quickly be offset by price increases.

In May, competition remains reasonable, and sellers are often open to negotiation. In conclusion, if you have a well-prepared project, good financing, and a solid understanding of your market, now is the ideal time to take action.
